Default Mate in 12 says a book--but Fritz could not find it--can yours?

4n1r1/pp2q1kp/2bp2p1/4p1P1/7R/2PNQ3/P1P5/2KR4 w - - 0 12

This is the position, above, that Neil McDonald says, in his error-
filled book, Positional Sacrifices, p. 19, gives a mate in 12. Maybe
somebody with a more powerful machine can find it--my Pentium IV came
up short. Still, an exciting King Hunt where black just escaped
defeat because White made one inaccurate move (hard to see OTB)

He certainly does give the mating line. No it isn't a forced mate in
12, black can give up the house first, but that seems a pretty
ridiculous quibble for a so-called practical player to make.
